Carpet Area vs Built-up Area — What's the Difference?
Carpet Area is the actual usable floor area inside your apartment — the space where you can lay a carpet. It excludes walls, balconies, and any shared spaces.
Built-up Area = Carpet Area + thickness of inner/outer walls + balcony/veranda. Typically 25-35% more than carpet area.
Super Built-up Area = Built-up Area + your proportionate share of common areas (lifts, lobby, stairs, gym, clubhouse corridors). This is usually 20-30% more than built-up area.
Under RERA (Real Estate Regulatory Authority), builders are now required to price properties based on carpet area, making it easier for buyers to compare actual space across projects.
