Indian banks primarily use the FOIR (Fixed Obligations to Income Ratio) method. They calculate how much of your monthly income is already committed to EMIs, credit card payments, and other fixed obligations. The remaining capacity determines your maximum loan amount.
Key Factors Banks Consider
- FOIR Limit: Banks typically cap total obligations at 50-60% of net income. Salaried employees get a higher limit (55%) compared to self-employed (50%).
- Age & Tenure: Maximum tenure is capped at retirement age (60 for salaried, 65 for self-employed). A 30-year-old can get a 30-year loan, but a 50-year-old is limited to 10 years.
- LTV Ratio: Banks finance up to 80% of property value for loans up to ₹75 Lac, and 75% above that. You must arrange the remaining 20-25% as down payment.
- CIBIL Score: A score above 750 significantly improves approval chances and may qualify you for lower interest rates. Below 650 may result in rejection.
